Why a legal title check is essential before buying property in Heraklion, Crete, and which property documents are commonly reviewed.

The physical condition is not enough

Buying property in Heraklion or elsewhere in Crete is a decision with significant financial consequences. The physical condition, location and agreed price matter, but they do not make the transaction legally safe on their own.

A title check examines whether the seller appears as the lawful right holder, whether the property is properly described, whether there are encumbrances or restrictions and whether the transfer can proceed without apparent legal obstacles.

What legal due diligence includes

The lawyer reviews acquisition titles, transfer history, certificates, cadastral records and entries affecting the property. Depending on the matter, topographic or other technical documents may also need to be compared.
